문화 경험 생산 공장 – 산업 유휴 부지의 전환을 통해 산업과 문화를 ‘경험’으로 융합한 몰입형 목적지
이 지역의 거리를 채우고 있던 소규모 제화 공장들은 카페와 레스토랑으로 전환되며, 성수는 산업의 기억을 간직한 채 새로운 도시적 리듬을 형성해 왔다. 이러한 변화 속에서 성수는 현재 가장 트렌디한 동네 중 하나로 자리 잡았다. 역동적인 전환의 흐름 한가운데에 위치한 기존 공장 건물은, 공장과 지역이 지닌 고유한 정체성을 존중하면서도 새로운 형태의 집합적 경험을 담아낼 수 있는 장소로 발전할 잠재력을 지니고 있다. 본 리노베이션 프로젝트는 이러한 맥락을 바탕으로, 환경적·문화적 네트워크와의 적극적인 연계를 통해 기존 조건과 도전적인 문제들을 수용한다. 한때 생산의 장소였던 공장은 이제 사람들의 만남과 체류, 그리고 다양한 경험이 중첩되는 공간으로 전이되며, 기존 공장 건물은 지역의 정체성을 보존하는 동시에 새로운 집합적 경험을 가능하게 하는 잠재적 장치로 작동한다.
본 프로젝트는 공장의 단순한 재사용을 넘어, 산업과 문화, 과거와 현재, 내부와 외부가 끊임없이 교차하는 관계적 장으로 공장을 재해석한다. 환경적·문화적 네트워크를 적극적으로 끌어들이며, 기존 조건과 제약을 문제로 규정하기보다 설계를 추동하는 동력으로 전환한다. 외피를 감싸는 골판이 만들어내는 리듬감은 대규모 입면을 인간적인 스케일로 분절하며, 건물의 시각적 무게감을 완화한다. 골판 금속은 과거 다층 공장 시절의 물성을 환기시키는 동시에, 새로운 시간성을 부여한다. 반복되는 골의 패턴은 빛과 그림자의 리듬을 생성하고, 타공된 금속 패널은 하루의 흐름에 따라 서로 다른 표정을 드러내며 입면을 다층적으로 인식하게 한다. 낮에는 자연광이 외피를 통과해 내부 공간을 채우고, 밤에는 내부의 빛이 타공을 통해 외부로 스며들며 건축은 도시와 다시 소통하기 시작한다.
본 프로젝트는 기존 건축물의 외피와 구조를 보존한 채, 그 내부에 새로운 프로그램을 삽입하는 산업 건축 리노베이션의 전통적인 접근 방식을 차용한다. 과거의 건축 기법과 시공 방식을 존중하는 동시에, 장소에 기반한 논리와 현대적 개념, 그리고 현재의 맥락 속에서 요구되는 프로그램적 가능성을 유기적으로 결합한 리노베이션을 제안한다. 이 프로젝트는 보존과 개입 사이의 미묘한 균형 위에서 작동하며, 산업 건축에 축적된 기억 위에 동시대적 경험을 중첩한다. 시간의 층위와 현대적 개념이 교차하는 이 리노베이션은 공장을 하나의 ‘문화 경험 생산 공장’으로 전환하며, 도시 속 새로운 목적지를 제안한다.
Seongsu Factory
Cultural Experience Manufacturing Factory - Transformation of Industrial Site into Engaging destinations, blending industry with culture through Experience
Once lined with small-scale shoe factories, the streets of Seongsu have gradually transformed into a district of cafés and restaurants, forming a new urban rhythm while retaining the memory of its industrial past. Through this transformation, Seongsu has emerged as one of the city’s most vibrant and trend-driven neighborhoods. Situated within this dynamic flow of change, the existing factory building holds the potential to evolve into a place that both respects the identity of the factory and the district while accommodating new forms of collective experience. Grounded in this context, the renovation project actively engages environmental and cultural networks, embracing existing conditions and challenges as integral components of the design. Once a site of production, the factory is now shifting into a space where gathering, dwelling, and layered experiences converge, operating as a spatial device that preserves local identity while enabling new collective uses.
Moving beyond the notion of simple reuse, the project reinterprets the factory as a relational field in which industry and culture, past and present, interior and exterior continuously intersect. Environmental and cultural networks are actively drawn into the design process, transforming constraints and existing conditions into generative forces. The rhythm created by the corrugated skin breaks down the large-scale façade into a more human-scaled composition, lightening the building’s visual presence. Corrugated metal recalls the material memory of the former multi-story factory while introducing a new temporal layer. Its repeated ridges generate shifting patterns of light and shadow, while perforated metal panels reveal multiple readings of the façade throughout the day. During the daytime, natural light penetrates through the outer skin into the interior; at night, interior illumination spills outward through the perforations, allowing the architecture to reengage with the city.
The project adopts a traditional approach to industrial renovation by preserving the original building shell and structural framework while carefully inserting new programs within defined boundaries. Respecting historic construction techniques and building methods, the renovation combines place-based logic with contemporary architectural concepts and evolving programmatic possibilities. Operating within a delicate balance between preservation and intervention, the project overlays contemporary experiences onto the accumulated memory of industrial architecture. Through the intersection of time, space, and use, the former factory is transformed into a Cultural Experience Manufacturing Factory, proposing a new urban destination rooted in history, context, and collective engagement.
