물성의 변주와 공간의 유연성

고밀도 오피스가 밀집한 역삼동의 도시 맥락 속에서, 본 프로젝트는 ‘열림’과 ‘닫힘’이라는 명확한 이중 구조를 통해 건축적 존재감을 드러내고, 도시와의 관계를 설정한다. 편심(偏心) 코어는 이러한 전략을 내부 공간으로 구체화하는 핵심 기제로, 코어를 한쪽으로 집중시킨 평면은 무주(無柱) 공간을 확보하며, 고정된 구조체 안에서 가변적 프로그램이 작동할 수 있는 최적의 유연성을 제공한다.

동서측의 견고한(Solid) 입면은 빛을 여과하여 내부를 보호하는 동시에 수직적 리듬 속에 시간의 궤적을 축적한다. 반면, 남북측의 투명한 입면은 도시를 향해 적극적으로 개방되어 안팎의 경계를 흐리고 상호 소통을 유도한다. 결국 이 건축은 고정된 형태(Form)가 아닌 물성(Materiality)을 통해 관계를 구축하며, 정지된 대상이 아닌 도시와 끊임없이 조응하는 ‘상태’로서 존재한다.

Yeoksam headquarters Office: Material Variation & Spatial Flexibility

Situated within the dense urban fabric of Yeoksam-dong, this project asserts its architectural presence through a dichotomous materiality of ‘openness’ and ‘closure,’ redefining its relationship with the city. The eccentric core serves as the primary spatial mechanism that materializes this strategy. By shifting the core to one side, the plan yields a vast column-free expanse, ensuring maximum programmatic flexibility within a fixed structural framework.

The solid east-west facades filter light and shield the interior, capturing the passage of time through their vertical rhythm. In contrast, the transparent north-south elevations open toward the cityscape, dissolving thresholds and inviting active dialogue. Ultimately, this building construts relationships not through form, but through materiality; it exists not as a static object, but as a dynamic state of interaction with the city.
