과거의 질감 위에 얹힌 오늘의 감각

성수의 거리를 채워왔던 소규모 제화 공장들은 카페와 레스토랑으로 전환되며, 산업의 기억을 내재한 채 새로운 도시적 리듬을 형성해 왔다. 이러한 변화의 흐름 속에 위치한 기존 공장 건물은 지역이 지닌 정체성을 존중하면서도, 새로운 집합적 경험을 담아낼 수 있는 장소로 확장될 잠재력을 지닌다. 본 리노베이션 프로젝트는 이 맥락을 바탕으로, 환경적·문화적 네트워크와의 연계를 통해 기존 조건과 도시적 과제를 설계적으로 재해석하며 수용한다.

생산의 장소였던 공장은 지역의 기억을 보존하는 동시에, 사람들의 만남과 체류, 일상과 문화가 교차하는 도시적 관계의 장으로 재구성된다. 지상층의 열린 광장과 필로티 아래 마련된 계단식 좌석은 길을 지나던 이들이 자연스럽게 체류하는 공유의 공간이자, 때로는 버스킹과 대화가 이루어지는 소규모 극장으로 기능한다. 외부의 벽돌 바닥재는 내부로 연장되어 공간적 경계를 흐리며, ‘도시의 거실(Urban Living Room)’로서 보행자를 상층부의 문화 프로그램으로 연결한다. 영롱쌓기로 구성된 입면은 벽돌 사이로 빛과 시선이 스며들도록 하고, 그 사이에 배치된 통유리창과 스테인리스 스틸 프레임은 물성을 통해 산업 건축 재생의 정체성을 명확히 드러낸다.

본 프로젝트는 기존 구조를 보존한 채 새로운 프로그램을 삽입하는 산업 건축 리노베이션의 방식을 따르되, 보존과 변용 사이의 균형을 핵심으로 삼는다. 시간의 층위가 중첩된 이 공간은 공장을 하나의 ‘문화 경험 생산 공장’으로 전환하며, 과거의 산업과 현재의 일상이 공존하는 도심 속 새로운 문화적 목적지를 제안한다.

Seongsu Cultural Factory

Contemporary Sensibilities on the Texture of the Past

The small shoe factories that once filled the streets of Seongsu are transforming into cafes and restaurants, creating a new urban rhythm while embedding memories of the industry. Situated within this flow of change, the existing factory building holds the potential to expand into a venue that accommodates new forms of collective experience while respecting the region's inherent identity. Based on this context, this renovation project embraces existing conditions and urban challenges through a design reinterpretation that actively connects with environmental and cultural networks.

Once a place of production, the factory is reconfigured into an urban relational field where daily life and culture intersect, all while preserving local memories. The open plaza on the ground floor and the tiered seating beneath the pilotis structure serve as shared spaces where passersby naturally linger, functioning as a small theater for busking and conversation. The exterior brick paving extends into the interior, blurring spatial boundaries and acting as an "Urban Living Room" that connects pedestrians to the cultural programs on the upper levels. The façade, constructed with porous brickwork, allows light and gaze to permeate through its gaps, while inserted full-height glazing and stainless steel frames clearly articulate the identity of industrial regeneration through the contrast of materiality.

While following the traditional approach of adaptive reuse—preserving the existing structure while inserting new programs—this project prioritizes the balance between preservation and transformation. Overlaid with layers of time, this space transforms the factory into a "Factory for Cultural Experiences," proposing a new urban cultural destination where the industrial memory and contemporary everyday life coexist.
